What to prepare before filing a Pag-IBIG Housing Loan?

1. Make sure you have your Pag-IBIG Membership ID (MID) or Registration Tracking Number (RTN) before you file your Pag-IBIG Housing Loan. In case you don’t have one, register online via www.pagibigfund.gov.ph or the Online Membership Registration.

2. Check if you are eligible to get a Pag-IBIG Housing Loan. Use this Checklist for Eligibility of Pag-IBIG Housing Loan.

3. Make sure you have the list of Pag-IBIG Housing Loan Requirements depending on your loan purpose.

 

Before we deep dive on the step by step guide to Pag-IBIG Housing Loan, let’s familiarize first on the 3 stages of the application process.

Stage 1 – Filing

This stage is where you need to submit your application forms with all other required documents and pay for all the necessary fees. This is where your application will be processed and evaluated.

 

Stage 2 – Approved

This stage is where your application has been approved and would give you 90 days to complete all other required documents before they process your check.

 

Stage 3 – Released

This stage is where your requirements are completed and will wait for your loan check.

 

Now we are familiar on the 3 stages of the application process, let’s now have the complete step-by-step guide to Pag-IBIG Housing Loan.

 

[Stage 1] Step 1: Submit Online Application

You must submit an Online Housing Loan Application at www.pagibigfund.gov.ph to select the scheduled date of submission of documentary requirements to the preferred Pag-IBIG Branch.

 

[Stage 1] Step 2: Submit Documents

Submit two (2) copies of accomplished Housing Loan Application (HLA) form together with the documents required upon loan application. You may submit it to the following servicing counters:

  • Members Services Support Division-Servicing Department
  • Loans Origination-Housing Business Center
  • Members Services Branch

 

[Stage 1] Step 3: Process Payment Fees

Get two (2) copies of Payment Order Form (POF) for the payment of processing fee, appraisal fee and/or lump sum payment of Membership Savings (MS), if applicable.

Then present your POF and pay the processing fee (Php 1,000), appraisal fee (Php 2,000) and/or lump sum payment of MS, if applicable t the following servicing counters:

  • Cash-Collection Division-Loans Support Services Department
  • Members Services Branch

Get your Pag-IBIG Fund Receipt (PFR, Copy1) and Payment Order Form (POF, Copy 1).

[Stage 1] Step 4: Submit Pag-IBIG Fund Receipt and Secure HLAAR

Submit a photocopy of PFR and get your Housing Loan Application Acknowledgment Receipt (HLAAR) from the following servicing counters:

  • Members Services Support Division Servicing Department
  • Loans Origination-Housing Business Center
  • Members Services Branch

 

[Stage 1] Step 5: Wait for Notification

There was no specific time how long the applicant will be notified. But the Pag-IBIG shall inform you thru call on the approval/disapproval of housing loan application and the availability of Notice of Approval (NOA) and Letter of Guarantee (LOG) for pick-up.

Likewise, an authorized representative will contact you for any findings related to Credit Investigation and Property Appraisal. Same with the schedule of the property appraisal.

In case, application is disapproved, you will be notified to get your Notice of Disapproval (NOD) along with your loan documents. As well as if you lack certain requirements, you get a Notice of Deficiency.

 

[Stage 2] Step 6: Claim and Confirm

Once you received your Notice of Approval (NOA) and Letter of Guarantee (LOG), go to the following servicing counters:

  • Members Services Support Division-Servicing Department
  • Loans Origination-Housing Business Center
  • Members Services Branch

Then, claim and confirm the documents listed below:

  • Notice of Approval (NOA)
  •  Letter of Guaranty (LOG) (applicable to all loan purposes except for Construction of House and Home Improvement)
  • Disclosure Statement on Loan Transaction (DSLT)
  • Loan and Mortgage Agreement (LMA)
  • Promissory Note (PN)

Note that an officer shall discuss you the terms and conditions of the loan documents to be signed, as well as your loan obligations as a borrower.
If you’re borrowing with your spouse or a co-borrower, then both of you should sign the documents.

 

[Stage 2] Step 7: Submit Documents Prior to Loan Release

Upon receipt of LOG and/or NOA, you have 90 days to submit the requirements. Check Pag-IBIG Housing Loan Requirements for the list of documents you need to submit prior loan release depending on your loan purpose.

Also, get the necessary documents notarized at the place/city where the documents are executed.

Submit complete NOA requirements to the following servicing centers:

  • Members Services Support Division-Servicing Department
  • Loans Origination Housing Business Center
  • Members Services Branch

 

[Stage 3] Step 8: Check Release Notification

Once all submitted documents are evaluated, processing of Check will proceed.

If the documents submitted are not completed, loan proceeds cannot be released.

Expect a call once Check is available for pick-up.

 

[Stage 3] Step 9: Claiming the Check

Present 2 valid IDs (List of valid ID’s for Pag-IBIG Loan) and get Check from the following servicing counters:

  • Cash-Disbursement Division-Loans Support Services Department
  • Members Services Branch

If your Loan Purpose is any of the following: Purchase of Residential Unit, Lot Purchase, Purchase of Lot and Construction of House, the check will be issued to the Seller.

For loans with House Construction or Home Improvement, loan proceeds shall be released on a staggered basis depending on the progress of the construction.

In case Check will be claimed by an authorized representative, submit a notarized Special Power of Attorney (SPA) and 2 valid IDs each of the Principal and Attorney-in-Fact.

 

[Stage 3] Step 10: Issue PDC or Authority to Deduct

If you are paying your Housing Loan Amortization thru Salary Deduction, submit Authority to Deduct (HQP-HLF-124) to the following servicing counters:

  • Billing Division Accounts Management and Billing Department
  • Loans Management and Recovery Housing Business Center
  • Members Services Branch

If the payment is not Salary Deduction, issue 12 Post-Dated Checks (PDCs) to cover the 1-year Monthly Amortization and get Acknowledgement Receipt (AR). You may claim your Pag-IBIG Fund Receipts at the Pag-IBIG Branch where you issued your PDCs.
